Anthony Tanney, Falcon Chambers, will talk about Rental Valuation under the Landlord and Tenant Act 1954
The seminar will examine the exercise to be conducted in determining a rent for a new business lease granted under Part II of the Landlord and Tenant Act 1954. The seminar will look at (among other things): the elements of the hypothetical transaction assumed for the purposes of the s.34 valuation exercise; aspects of surveying practice; the selection, devaluation and adjustment of comparables; the relevance of open market rent free periods to the s.34 rent; and interim rent while the old tenancy continues under s.24 of the Act
